Foreclosure - Tips On Getting Your House Ready To Sell

You are in foreclosure and you have decided to sell the house. Here are some important tips on getting your house ready to sell so you can get the best possible price.

First, in the interest of time constraints and finances it is advisable to get a realtor. Trying to sell your house yourself generally takes twice as long, and most people get less money when they try to sell themselves than they would have using a realtor.

So you have your realtor. Now you will need to address how can you get a buyer interested in purchasing your house? Always remember the first impression is everything, so you will need to get your house ready to sell by doing some preparation work before your first potential buyer walks through the front door.

First beautify the exterior:

The exterior is the first thing the buyer is going to see, so the goal is to make the exterior look as attractive and fresh as possible. This is curb appeal. Here are some suggestions:

- Get the grass, trees, flowers, and plants tidy and fresh by mowing and watering.

- Clean up the curb and front walk and put potted flowers in plain view.

- Wash all exterior windows and clean the entry doors.

- Move any equipment out of site.

- Touch up the outside paint if necessary.

Make the interior inviting:

Make the buyer feel at home. It is advisable to have no clutter, and any great smell permeating the house when the buyer is there, like brewing coffee or heating rolls in the oven is an old real estate trick.

- Clean up the floors. Scrub any problem areas.

- Clean the carpets with a fragrant soap.

- Place your furniture in an attractive way, and remove any pieces that give your rooms a cluttered look.

- Straighten up closets.

- Clean the garage, basement, and attic.

- Clean the inside of the windows.

Repairing and Replacing - if repairs are needed, focus on:

- Broken or missing doors.

- Replacing the handles on older cabinets has an amazing effect, they can actually make your cabinets look almost like new.

- Repairing any ceiling cracks.

- Any broken tiles in bathroom and kitchen - replace.

- Repair any wallpaper damage.

Finally, have your friends and family in to give you their opinion, and ask your realtor for any tips he or she may have as well.
